What compliance certificates does an HMO landlord need in the UK?
A typical UK HMO requires: Gas Safety Certificate (annual), Electrical Installation Condition Report (EICR, 5-yearly), Fire Risk Assessment (FRA, annually for HMOs), Portable Appliance Test (PAT, periodic), Energy Performance Certificate (EPC, 10-yearly), Legionella Risk Assessment, Asbestos Survey (pre-2000 properties), Damp & Mould assessment, Emergency Lighting check, Fire Detection (smoke/CO alarm) test, and current Buildings Insurance. Local council HMO licences may add further requirements.
How often does Gas Safety need to be renewed?
Annually. The Gas Safety (Installation and Use) Regulations 1998 require a Gas Safe registered engineer to inspect every gas appliance and pipe in a rented property at least once every 12 months. A copy of the new certificate must be given to existing tenants within 28 days and to new tenants before occupation.
When does an EICR expire?
Every 5 years (or sooner if the report specifies). The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have their fixed electrical installation inspected by a qualified electrician at least every 5 years.
